What is the first step?
We start out by talking with you - listening to your ideas and goals. We then set up a meeting at your home or building site and review your needs, design issues and budget. From the information gathered, we will present design concepts along with an Architectural Services Agreement and a Preliminary Construction Estimate (cost range) for your Project. Full service design is typically 7-10% of the construction price. Design is billed on an hourly basis.
What is the Design-Build Process at Whole Builders?
Whole Builders provides both Design and Construction. The Design Process starts with Preliminary Design, where options and cost parameters are developed and reviewed. In Design Development, a desired option or combination of options is selected.
Upon approval of the final design and selection of materials/fixtures and scope of work, the Construction Documents are prepared. We then bring in our subcontractors and vendors and provide a construction estimate. Cost allowances are included. The project then moves into Production.
Once a project is in under construction, we have weekly project meetings which include the Homeowner(s), and the Whole Builders Team: Architect/Designer, Project Manager and Job Coordinator.
What are the Benefits of Design-Build?
It is usually the quickest way to get to construction. It is also a tremendous advantage to work with a single company that can design and build a project. Changes or modifications are normal. It is impossible to think of every detail or option before construction begins.
We encourage you to speak up with questions or concerns. We are used to working together and are well versed in the technical and practical knowledge necessary to construct the project as well as the management tasks of estimating, scheduling, problem solving and cost analysis. Cost allowances and change orders are updated weekly. No surprises at the end!
How many jobs does Whole Builders build at a time?
In design, we usually have 4-5 projects in process. We can handle 2-3 large construction projects at a time. One may be starting, another mid-way and another wrapping up. We may also have another one in our cabinet shop.
What if I decide to do part of the work myself? Will you work with me?
We are experienced and comfortable with Homeowners doing part of the work themselves. In fact, because we have been in business so long and have such good scheduling and cost systems - we enjoy this. (Many contractors do not.)
For example, we can do the design, help define the scope and the schedule, complete the "shell" (foundation, framing, siding, roofing, windows, doors) and then come back with the custom cabinets. We can also provide Construction Management and/or Design Consulting on an hourly basis.
